Terms and conditions of booking Please read carefully. When making a reservation you are entering into a legally binding contract with us. For your protection we strongly recommend that all guests obtain travel insurance in case you have to cancel or cut short your holiday.
1.Availability The booking is made on the understanding that we will make the cabin available to you on the dates stated. Should this not be possible due to events beyond our reasonable control we will endeavour to provide you with alternative accommodation. Should no other accommodation be available at the time we will offer you alternative dates or refund of your accommodation rental, but you will have no other claim or remedy against us.
2.Payment A deposit of one quarter of the total rental is payable on booking, the remainder to be received by us no later than 8 weeks before arrival. Should a booking be made within 8 weeks of the holiday start date, full payment must be made at the time of the initial booking. Cheques should be made payable to A & P Finlayson.
3.Cancellation In the event of cancellation the deposit is non-returnable and the following scale of charges will apply. 8-4 weeks before - 50% of total holiday cost, 4-0 weeks before - 100% of total holiday cost. All cancellations must be notified in writing by the client and received by us before the cancellation charges are confirmed.
4.Keys Once the keys are given out on arrival it is the key holder's responsibility to meet up with the remainder of the party and to return the keys upon departure. A charge of £50.00 will be made where keys are lost or not returned at the required prearranged time and place.
5.Times On the day of arrival the cabin will be available for occupancy at 4pm and on the day of departure it must be vacated by 10am unless there has been a prearranged agreement. Please advise us of your estimated time of arrival to arrange for collection of keys, deposit etc. The period of let usually runs from Saturday to Saturday.
6.Occupancy Only those persons listed on the booking form may occupy the cabin. If this condition is breached we have the right to terminate the contract immediately, without refund. We reserve the right to terminate, vary or re-allocate the accommodation where all material facts are not disclosed. Any unauthorised extension of stay will be charged at the full daily rate. The cabin may not be sub-let.
7.Linen Bed linen and towels are provided free of charge. A travel cot is available on request but clients must provide their own cot linen.
8.Care Clients are asked to leave the cabin and its contents clean and tidy when vacating. If excessive cleaning is required a charge will be made, normally £50.00. Please report any damages or breakages at the end of the let. All damages and breakages will be charged as appropriate.
9.Pets Pets are not permitted in the cabin at any time.
10.Security Deposit We request that a cash security deposit of £100 per party is made on arrival at the cabin. This will be refunded in full providing the cabin is left as found. A cheque will be sent to the client once the property has been checked normally within 7 working days, less the cost of any extra cleaning or damaged items. For same sex group bookings the security deposit required is £100 per person. 11.Responsibility The signatory to the booking form accepts liability for the behaviour of all party members and for ensuring that conditions of hire are adhered to.
12.Personal Effects We will not be responsible for the loss or damage to personal property of guests occupying the cabin. Vehicles, their accessories and contents are left at your own risk. Postage and packaging will be charged for the return of belongings left behind.
13.Accommodation If for any reason the cabin is unsatisfactory please notify us immediately so that appropriate action can be taken. We cannot accept subsequent claims for shortcomings not so notified. 14.Delays No liability can be accepted should adverse weather conditions delay your travel plans.
15.Rent Act The contract effected on confirmation of a booking relates to a holiday let only and is therefore not an assured tenancy in terms of the Housing (Scotland) Act 1988. This confers on the holidaymaker the right to occupy the property for the period agreed for holiday purposes only, in terms of Schedule 4 Section 8 of the aforementioned act.
16.Electricity and Gas No charge is normally made for electricity and gas. During the months of May - October the storage heating is usually off but guests are quite welcome to use either the gas fire or electric heaters. Please be aware that the cabin is generally very warm. Please do not leave heaters or the gas fire on when not in the property or overnight. During the winter months we request that the storage heating and bathroom heater remain on at all times to prevent frost damage to pipes. When it is excessively cold please leave the bedroom heaters on as well at a low setting. Only when there is seen to be excessive use of electricity or gas will a charge be levied against the security bond.
